I will likely have more questions as I consider the opportunity, and input from actual investors such as you is valuable.

Increasing income could entail anything from changing jobs for better pay, becoming more proficient or expert and valuable in whatever you do to earn a living, to changing careers and or acquiring more skills and knowledge through education.  

Both are valuable, but they are not the same. 

Developers and construction companies have adapted their strategies (Build for Rent), embracing innovation (light gauge steel construction) and diversification (new product types) to meet changing consumer needs and market demands.

That equity is extremely valuable, arguably more valuable than the potential monthly cash flow that you'll split 50/50.

Solution: Carefully jack up the floor in that location and add a steel post there for support.
