Sorry Bob that may be a language thing as I am not American.

I know that areas near Park Ave, and University of Rochester have strong rental demand, but I was hoping to speak with anyone who has other areas that are relatively safe for the city and can attract good tenants for cash flow positive rent. 

I would be interested in seeing the language and form for my own education.

@Amanda Moore I'm not a wholesaler, however lead capture and follow up are pretty universal concepts.. so my question/suggestion to you would be this: I am assuming you are at least receiving some amount of phone calls from your marketing which tells you that you have at least some level of an interest to sell from property owners.

Some sellers are dishonest not thinking some liens will be caught and others are so distraught with problems they are dealing with they have no clue what is attached lien wise to the property.This is why if you write the offer to expire with proper language you CAN but are NOT obligated to accept once the bank approves.

What language should I use in the new lease to indicate to the renter that I have promised him that I will include his lease in any purchase agreement and advertisements indicating the buyer must honor the lease?

I'm glad for the one piece of nearly universal advice around here: have an attorney review and finalize docs when they're ready, especially on a first deal.
