Same goes for appliances or other critical infrastructure.

We looked into getting an STR in Cape Coral (we have one already in the Virginia Northern Neck that is performing well).I don't think that area would be a good investment choice for STR based on what I saw there and in surrounding counties.

Hello fellow investors, I would like to start a conversation about Worcester and its surrounding neighborhoods.

I suspect they knew they hit something harder than surrounding earth but not that they definitely hit utilities.  

They service Philadelphia and the surrounding areas.

Rents have increased too but we aren't running the same shortage of rental units that we have housing sale units so its less pressure and the rents have increased slower than the sale prices.Downtown GR and the immediate surrounding is going to be tough to get a single family rental that is decent cash flow due to this.   

Typically you can find these out side the main appreciation market in secondary areas (IE not los angeles but markets surrounding or IE inland empire etc).Hopefully that helps@Matthew Kwan@Carlos Valencia

Based on my future goal(s), I'm aiming to purchase a multi with good cash flow and I don't think that'll be possible in the surrounding markets.With that said, I'm considering looking into Pennsylvania and Delaware....maybe Jersey too? 

I am rehabbing a home where it's a full interior repaint (skim, mud, texture, paint) with half the walls with 1970s wallpaper, paint all trims and cabinets, refinish countertop, replace tub and tub surround, tile kitchen/bathroom, LVP in the main bedroom, and replace all light fixtures for 9K on a 1100 sqft home.

I started looking at Raleigh and surrounding Clayton, zebulon area.
