Technically EVERYONE is supposed to get your explicit consent to run your credit if you do not already have an account with them (a "soft pull" is when an existing creditor is a "subscriber" to your credit, gets a fresh copy on a monthly basis, and double clicks to open it... you don't know this is done just like you don't know who opens your yellow letters, if you send them), but mortgage lenders face greater regulatory scrutiny, so we tend to actually follow the rules. - No one has a perfect credit score.- If you do not have a perfect credit score, but have unblemished credit, the credit reporting agencies still MUST give 3 reasons why you do not have a perfect credit score. 815 v 795 is normal month to month variance.

If you don't mind that all you get to borrow is 70% of what your true property value is then i suppose a HELOC isn't the worst way to go.In your situation, expect the bank to base their lending decision on what you paid for the property 6 months ago.

I contacted the broker for the inspection paperwork that was supposed to be completed by the seller to find out that the broker closed on the property before ensuring that all the paperwork was completed.Curious as to what kind of approach would others take on a matter like this?

It does not say anything that I am suppose to provide a form then again I don't know if Texas code picks anything up and mandates that a landlord is required to provide a form.I am making a form up now for my property the tenant is suppose to move in actually two months after commencement technically the property was considered good to go five days after the initial contract signing then there was an issue with the house regarding water coming into rooms and mold that was obvious and smelled in another portion of the house.I spoke with the tenant they are cool with me providing a form at a later date projected to be November 1st, 2018

So neither of you were doing what you were supposed to....but thats a moot point, because its in the contract, and the seller and buyer sign that form at closing that says they will correct any mistakes post settlement that arise.
