I am careful in acquisitions and only buy clean, sharp units that have been well maintained.

I think @Scott Smith is a sharp guy, and had some educated ideas, I think he will be even better after he has a decade or 2 behind him. 

We need a real estate attorney with sharp teeth.

The guy had 40 years experience, was a noted CA court case RE expert, lived on the beach in Hawaii, just sharing his wisdom so newbies could have a fighting chance by cutting thru the nonsense with his very sharp REI knife.

@Adam Sharp You can do anything you want, but I would see that as unethical. 

Some sharp investors ONLY invest in nearly instant pay off deals or ones that are already sold and just need the capitol to get er dun!

It's one of the reasons we have seen such sharp pullbacks in the market, and then an immediate return to a bull run once the fed FOMC (Federal Open Market Committee) releases meeting minutes with no indication of raising rates.
