I self manage my units so my views are more related to the actual work of property management rather than communicating results to property owners.The most important factor in successful property management is not a personal quality or trait, it's having EFFECTIVE processes in place to support the business.

Make sure to plan ahead and speak to an investor friendly lender that can help you look ahead at potential roadblocks and how to avoid them or overcome them before getting your self into a sticky situation. 

Some inspectors may eyeball the work performed and feel it is sufficient to sign off and yet others will ask you to open up the walls to ensure everything was done to code.

The best part is they are buying these homes with a little as 5% down, they are being taught how to self manage,  and are given the systems to be on auto pilot with out having to hire PM.

Additionally, I am in the process of closing on a commercial property, which requires a $300K down payment by October 15.If I settle the tax bill, I won’t have sufficient funds for the property down payment.

But most folks in the 25-45 year old age group won't even be sufficient in 1 of them to retire at 67, let alone 62. 

A couple ideas below:- Have tenants pay utilities if they don't already- Refinance into lower rate- Increase rents (or convert to mid term/short term rental or rent by the room)- Call the county tax assessor's office to ensure there was no mistake in the tax increase- Call your insurance broker to get you other quotes- Sell the property and 1031 into a better market that does not have those issues- Self manage if you currently have a property managerHope these help!
