Every investment segment will have bubbles, you just analyze your market and what rue value is and know before you make an offer if you are purchasing to flip, rent, short term, long term, refinance, etc.

I have used this concept so far in my life where if someone is trying to give me advice on anything, I take a good look at their life and if I don't aspire to have that life or that segment of it at least, I usually don't read too much in to their advice.

While we are working full time jobs, we want to do additional consulting work on the side for smaller residential projects, (we're being careful to avoid a conflict of interest situation with our employers), where we would provide complete electrical design packages (issued for construction) and work with the local AHJ through the permitting, construction, and inspection process.I like the idea because I'll be involved in the real estate market segment that I am interested to invest in the future.I'm trying to visualize who our customers and target market would be.

Regardless of the price, and more so in this segment, if you try to do it without knowing anything about rental properties you can get in trouble, sure.As mentioned, my mastermind group is killing it, houses flipped to rental daily in the sub30k range.
