If you hold out a section of the home strictly for personal use that part will not count towards your 1031 reinvestment requirements.

Flip income ("Real Estate Dealer") is classified as ordinary income and as a result not eligible for the Section 121 Exclusion.

So FHA has two sections:FHA section 203(b) is intended for properties that are move-in ready.However, FHA section 203(K) enables homebuyers to finance the purchase of a home and the cost of its rehabilitation. 

Don't get me wrong, I value the learning, I'm not looking to cut corners...I just want direct apply to real world strategy with no upselling involved.
