My recommendation is to choose a medium sized management company, if it's one of your only properties. 

Research rental rates and tenant screening to ensure the property generates income.

Just work your tenant leads, find the best one, screen & lease them, and you're on your way. 

I don't self manage any Indy properties - it was going to too much work screening tenants, showing the property and coordinating repairs from 2000 miles away with a demanding W2 job.

Depending on the size of your portfolio, I suggest considering either "PROPERTYWARE" or "INNAGO":Propertyware is ideal for larger portfolios, offering customizable and automated reporting features.Innago has been very effective for me, enabling property marketing, conducting screenings, and managing rent and maintenance requests.

One I did have direct contact and several phone calls with the owner of the program but he was intent on steering me to create a syndication which was not the stated goals of the program or what I had stated was my intention when I was pre-screened for the program.

Run a credit/screening report on yourself.

Use both, square footage year built , lot size,  upgraded which year etc
