I have scoured the BP forms to learn more about renting to sober living and group homes.

I was scouring this market for a STR as an investor after visiting 3X. 

I looked scoured the real estate websites for over 6 months to find the home that suited me best How did you finance this deal?

I did my best to scour BP before posting this but some of this was fairly specific and I'm looking for any help I can get on this to make this first endeavor a good one. 

During your lunch breaks, you can scour Facebook Marketplace and Craigslist for appliance deals.

There are a ton of resources online for this, but some of the data is old or too general, so make sure to scour every resource you can find.

In addition to scouring on and off market sources for potential deals, I would recommend working to line up some extra funding for renovation in the event that you need it because hoping to find a deal that your $30k will be enough for both the downpayment and renovation on it's own is probably slim.  

I probably could've learned most of what he teaches on biggerpockets and through some careful and diligent scouring of the web.

Then I scoured the internet for 2 weeks for additional clauses to try to cover everything.
