Hello All,Hope all are well.I am in search of a contractor who either has her/his own rental properties or whom has worked with real estate investors in the past and understands the process and time sensitivity of the property rehab of rental properties.On here to ask if anybody in my area (Jersey City NJ) can refer me to anybody that they have worked with?

This works OK for relatively static and simple investments like a private placement or crowdfund, but can become rather cumbersome and expensive with a more time sensitive and transaction intensive asset such as a rental property.

I am content with our agreement and feel as if i did whats morally right (including leveraging small claims dispute) into getting them to understand the sensitivity of the situation.

The the real truth is that 1031 investors are much less worried about and sensitive to the macro environment. 

My question is what are some of the measures I can put in place throughout the application process and when I decide on tenants to safe guard my investment during COVID-19 and dishonest tenants who are looking for opportunity to use the system to get a pass?

Something as sensitive as this requires a specialist.

It would help safeguard everyone in the partnership. 

I was lucky enough to get that EIDL money but the loan docs are a bit sensitive.
