I guess if we all know exactly what would happen, we would write a book called "This is what is going to happen" and we will retire LOL. 

We have gone from essentially no retirement, to excess funds while also producing generational wealth for our girls.Your best deals will be found off-market, so partner up with a few realtors in your area.

I have inherited Money Order tenants, and had a PM who lived in walking distance of one property, who retired a couple years ago. 

One was even able to retire recently, so that may be a better area for instant cash flow.
