In my View, a good BRRRR is when you are able to refinance on 3-6 months by adding value. this is hard to do in Hot market if you pay retail precises.

I don't think my insurance company State Farm gave me an option to drop my premium just because a renter would have insurance as well.I use a company that only does commercial insurance policies (multi family buildings, office buidings, retail centers, etc.) as I mostly own MF 5+ units.

Even though we see adverts for subprime coming back like in the Scottsman guide I don't see them happening in practice I have yet to see one in any of my retail sales I have made in the last 18 months..
