I come to find out that they recently sent my $350 outstanding balance to collections dinging my credit score pretty bad.I wanted to work on a mutually-agreeable resolution but that obviously didn't happen.

Depending on the entity type, an officer or partner must sign for the company, and you should also have a corporate resolution or other written authorization authorizing the expenditure.

It sounds like by going back and forth on the on the resolution of the inspection, and NOT agreeing, by sending over the addendum it made this contract more complicated.
