I am an overseas investor, as well, fyi.Before renting, I plan on hiring out to qualified people the following work:-re-glaze all 3 tubs, repair 2 tub surrounds, replace vanities/mirrors/light/fan/toilet internals in 3 bathrooms-rip up carpet, evaluate wood flooring underneath, and either refinish it, or put down laminate on top-repaint whole house inside-professionally treat both apartments for bedbugs (revealed on seller's disclosure that they were there in May 2018)-full house clean-out (previous tenants may leave crap behind)My question is how do I order all this work to happen in the most efficient way possible, so that I don't have to, for example, pay professional cleaners to go through the house twice, or repaint after the tub re-glazing makes a mess of the bathrooms, etc.

They will either 1-get rid of animal, 2-get evicted due to excessive and repeated damages, 3-move with dog or 4-keep dog while paying to have the apartment repaired/repainted every 3 months, and pay the upcharge on all the repairs.  4 actually isn't so bad because your asset will be hyper maintained.

If the exterior wasn't repainted, they might need to caulk around windows and doors.

The rehab was completed primarily by me and my brother-in-law, which included: -Bathroom remodel (porcelain tile flooring after repairing damage to subfloor, repainting, new hardware on sink and shower) -Kitchen remodel (repainting of cabinets, new cabinet hardware, new floor, subway tile backsplash, refinished countertop) -New flooring in all but the bedrooms (Lifeproof hardwood vinyl planking) -Painting/wall repair throughout houseThe process took us just about 2 months overall to do on our own, but we made it!
