The agent you spoke to is probably referring to the crazy boom of the covid years where buyer's literally had zero negotiating power. 

You don't know how many times I coul get conventional loan in this way.In my case, my actual DTI is very low, but the way the gov calculated the income is so 1990-style that it doesn't reflect our true buying power.

NOTE: Did not factor rental appreciation, property appreciation, inflation, etc. so don't beat me up on the numbers BP :) This is just to show the power of building HH stack and leveraging dept.

Surrounded by deals, build up your arsenal so you not only have the knowledge to take action, but the resources both from a capital and a human power standpoint to capitalize on the situation.

You may also simply say we did it once, it worked out well for us financially, and now we just want the freedom of not having so much capital tied up in one place.

For most people, the goal is financial freedom.
