This is a common scam written about here on occasion, @LaTonya Norseweather.Many scammers have figured out that some borrowers know not to pay up-front application fees, due diligence fees, or "success" fees, so they had to make up another up-front fee that no one has ever heard of.

If repairs are being done now, your repair expense should be minimal in the beginning.Its been said in these forums on more than 1 occasion...nobody is going to care for your property as much as you will as the owner.Good Luck to you!!

The properties are sold "as-is." you can still have an inspection and the other contingencies, but you can't generally expect the bank to make any repairs (on occasion you can get them fix something).
