Can we redefine a "Unit" in such a way that it only includes roof and maybe exterior paint (to maintain uniformity) in the CCRs, and use this definition with the NRS 116.3113? 

Keeping aside all the management issues during the time they were getting the house ready for rental again - simple things like paint and cleaning took 2 months before they put the house back on the market.

Clean up, paint, make it look nice, organize etc.put a salaried manager.Empty shelves.

This remodel included all new plumbing, a complete bathroom gut, all new flooring, exposing the brick fireplace, all new appliances, paint inside and out, etc.

With slapping a fresh coat of paint of the decks I think it could be a very marketable rental.

It’s a nice duplex that needs some renovations, but nothing more than new floors, paint, kitchens, and bathrooms.

Things like cracked outlet covers or chipped paint were my responsibility to fix.  

So, we still have personal items in our basement and garage that we need to clean out before renter ready, along with painting etc.

So anyway my point is you cant paint all syndicators or larger rental property owners with the same brush.
