At this point the bank is requesting additional documents from the seller...One of the reasons in delay is because the seller's loan was transferred to a new bank in the middle of the waiting period and it looks like the process started all over and the new bank is requesting the hardship documents as well as additional documents which is making the seller miserable.

After this failed miserably, I realized to break down my big task into several small steps to be added over a course of a few weeks to build them up to where you want them to be.  

If I had to guess this manager is making the sellers lives miserable and forcing people into allowing him easy lonnie deals.

We buy the notes/mortgages, If someone gives us problems, and refuses to work with us, we can make their life miserable by also filing a 1099 with the IRS for any total debt we had to write off, as well as getting a judgment against them personally, which will need to be satisfied before they get any new credit.

I didn't want to add another investment property until I found myself a home but the way things are trending I'll likely not be doing that in the near future since I don't want to overpay or be stretched so thin on an expensive mortgage that I'll be miserable.
