Noticed a few oil field posts so figured i would see if any "oil men" or women visit here and would be good enough to share some insight on this unusual realestate question. 

We try to keep the vacant ones at 50 but when we have repair men or contractors moving through sometimes they forget to turn the heat back down. 

I personally know of no other states were material men liens properly recorded with certified letter pre lien notices and filed within statutory limits jump ahead of everything but tax's .. and Believe me I learned the hard way during the GFC .. if subs don't pre lien correctly or miss the timing they then file unjust enrichment claims which are a stain on title.. 

Women seem to have a sixth sense about risky ventures that men often simply ignore.

I saw grown men breaking down in tears and having panic attacks in the hallways.

They don't need perfect credit but I guarantee con men and criminals are going to be in the 500's- Don't buy crappy D properties for under $50K.

@Maurice Blackledge I'd hesitate with a provider that are yes men.

I like those deals  we dont have to futz with the lenders. but I also will sell VA I am signing today on a new construction in Portlandia 417k and its VA.. but this loan officer and agent were quite on top of it.. a lot of sellers wont do VA but I will always sell VA we owe it to our service men and women to allow them to use that program
