I'm wondering if I paid $200k, with $25k down, 6%, 20 yrs (pmt's around $1250), it seems like a good deal. 

If you're keeping a property 5-10 yrs, an extra point or so really doesn't matter in the grand scheme of things.  

The sellers current mortgage is only $2300, last yrs taxes for the house were $2400. he only owes 300k on it, the tax value is about 875k, BUT!..

Verizon offered an unlimited prepaid plan this time last year for $45 a month and a swapped all to that plan and have one at&t backup I picked up 2 yrs ago on a special ($23 month) just in case we have an issue at any of the cabins.

If you have $100,000 saved up at 18 yrs old, you will do great at whatever you set your mind to .

Larger regional and national tenants often bargain for a TA  and get it since the landlord is often presented with a multi year lease - like 10 yrs with several 5 yr options.

Was thinking if I keep house then after 12 yrs might be I will be able to cash out 400k by considering appreciation vs 90k right now.
