If not, you two are going to buy something out of state with no experience and take a dirty bath.Thank you for your response.I know I have to do my due diligence but I just want to get ahead and get in the game as soon as possible.I did think about house hacking a multifamily but as you mentioned about California, I've seen many people suggest not investing in Cali and I'm afraid that the leverage of the 3.5% down payment would be too big for me to handle the big monthly payment.I've seen a lot of people invest out of state by forming teams, but is that not a viable way to go about investing in properties?

I would guess rents are low compared to sales prices, because every local is probably parking their cash in real estate if they have cash, before it is worth nothing.Also many countries have no leverage or no leverage for foreigners, so cash only game

So it's an all cash game, with heavy consequences if you don't follow through.There is a calendar on the website that details the properties going up for auction.

The more full Doc a loan is typically there is more documents, scrutiny, and ultimately a longer closing time frame where as a private bridge note can fund in 1-2 weeks the full doc rehab loan may take 40-70 days on average depending on a host of variables (your General contractor's documents, the appraisal, scope of work, etc).Its imporant to figure out what you're trying to do, what deal you have in front of you, your capability in terms of all loan products from DTI focused ones, the bridge private ones, your time frame to close (the type of seller you have before you), and execute with the best game plan.Best,@Matthew Kwan@Carlos Valencia

When I first started my real estate journey in 2018 and started listening to BiggerPockets Real Estate podcasts, I was only familiar with Cash on Cash return.Once I actually entered the game in 2020, I quickly realized that there were many more calculations to take into consideration:ROI - Return on InvestmentROE - Return on EquityIRR - Internal Rate of ReturnEM - Equity MultipleCap Rate - Capitalization RateCoC - Cash on Cash ReturnAAR - Average Annual Return(I’m sure I'm missing some)I still struggle to juggle all of these calculations today.Developers, syndicators, flippers, etc., will all have different preferences.Which key calculations do you prioritize on when analyzing your deals?
