If it's in a town that has other high end rentals then I would do granite or marble tops with quaility cabinets, tile and quality brand name plumbing fixtures.

Cosmetic value add is typically done in kitchens and bathrooms, however, especially in a dense area like West Philly, look at what your comparable properties look like....example - unsure Viking Appliances and marble flooring are common.

If you want to run ANY type of business using your residence address 1st thing to do regardless of contract statues, is to GET IN WRITING PERMITTION of your landlord, or face eviction prospect or lease non-renewal.NO business should be allowed to run from the residential property without among other requirements: -Obtaining IN WRITING YOUR LANDLORD PERMISSION and getting a RENTAL , liability INSURANCE.- Comply with all legal requirements, since your business if run from R-1 is still a subject to zoning, city codes, insurance, permits, licensing, liabilities, taxes etc.

I was told to call the DBPR and ask them.They tell me that I need one because I'm receiving "compensation".I reminded them that my company pays me a salary that is non-dependent upon the profits of individual deals.I also tried to tell them that the Florida Statues clearly states that corporations may buy, sell, exchange, lease their own property without a real estate license.Now the problem comes in that I can't file non-regulated unless I have a conversation reference number from the DBPR saying that I don't need one.What do I do now?

You would have to speak to a lawyer but you as a neighbor might be able to bring charges against him for failing to practice in compliance with the landlord statues where the property is located.
