In cases where there was some kind of problem such as a rehab that was more than the HOA wanted to handle or a sticky owner/tenant/occupant situation where they didn't want to evict, I could see where investors like us could provide a solution.I think the trick is to market to directly to the decision makers (HOA boards) or the gate keepers that could positively influence the decision makers (attorneys, trustees, HOA management) but I'm trying to figure out what would be the best way.

Additionally, influences are unique to particular neighborhoods.Of primary consideration is local influence - all the way down to the acutal individual neighborhood and the people living within the neighborhood.National events do have affects all the way down to the neighborhood.

We get to know an area, and what the major influences in the area are, ask ourselves if there's a niche that isn't being met, what is the potential for growth in that niche, etc.

So both density (how many units you can fit on the land) and the price of each unit, will influence the land value (BTW, build costs, soft cost, etc also influence, but I leave them out in this example for simplicity)3.

Demand can increase/decrease at a much faster rate than pricing/inventory and demand can be influenced faster from outside sources like the stock market, fear etc.
