That said, I've had worse tenants and if these were the only issues I would not terminate the lease.However, there have been three separate domestic violence incidents on the property in the last year, and arrests have been made. 

Both women possess reliable incomes, stable work histories, and have lived in their current place of residence for over 2 years, without incident.  

Had an incident where tenant and dog were attacked in the yard of a multiplex.

Hope everyone else is transitioning out of this OK.For the individual who posted something on Blue Moon in response to my prior posting, if you go to the NASD and request the disclosures on the incidents, you will find out that they were minor (compliance type infractions) that at the conclusion of both cases were deemed no intent to defraud the public.

In addition, the same repair in two houses may take different amounts of effort and therefore I don't limit the expenses I charge for a specific type of incident.

I would use this incident as a wake up call to your personal security and make some changes.If someone is late with rent after only five months, that is a huge red flag.

You or the property manager would be contacted and notified of the incident.

I didn't hear about the incident until a couple weeks after it happened when I went by to pick up rent.
