I apologize for my lack of knowledge, what are we referring to entitlement on the second deal?

I would suggest that you don't have to apologize for your why section by caveating with "I know it sounds generic..."

The only thing for you to do here is apologize for the harm that you've caused and set up a payment plan or whatever you can do to make it right and pay them back. 

I apologize for all the text but I believe just asking a few of these questions will make you investors and small business owners some money this year (or, at least allow you to keep a little more of YOUR hard earned money)!

First time home buyer here, so I apologize for the simple question.
