I am hesitant to even consider a sale, as Google has just bought up a big chunk of land not ten minutes walking from the property and plans to build a campus, shopping, restaurants, etc.

Honestly I'd be hesitant just to do anything like this in Chicago with its reputation of corrupt politicians and unions that seem to act more like the mafia, but at 1/10 the ARV in your home market sounds like a great find.I'm a small timer but I avoid homes built before 1978 because:* January 1978 was the official end of lead paint.

That would be like judging a Real Estate Agent based on the brokerage he is affiliated with.It sounds like you found an LO who is responsive and an expert in his market so I wouldn't hesitate.

On the other hand, if my rent only went up $50 or $75 bucks and I was happy, I would just re-sign without any hesitation.
