I did the same thing as an investor on properties I intended to hold for retirement, free and clear was the goal, the sooner the better.

That is essentially what you would be doing by refinancing the existing residence.In addition, at your option, you could turn that extra cash flow into the property paying it off even sooner than you can right now at the same monthly break-even to loss situation.4 points seems very high.

so sorry I didn't reply sooner, I didn't realize that somebody had commented in here.Yes I plan to save the VA loan for the 'big boy' purchase, whether thats a HUGE investment property (15+ apartments) or my own home that I will calm down and retire in.Sounds like you have an awesome plan for your investments also tho bud, thanks for the input.

Yet, the last five months or so have been spent mainly working on one big one, (which should have been done sooner, but as I said, I'm just getting back into this business and am still putting the right crew and contractor mix together, so its still a learning experience!)

Kids grow up sooner than you think and if the place is already cramped....

I've met many average and below average agents that came highly recommended and most have given me wrong answers sooner or later.

While I feel beyond prepared, I do wish I got involved sooner!
