I think it depends on the speed of rehab, living situation, and timeline you want to follow. 

You will need to make sure to post proper notice and get them up to speed assuming the legal lets you fire the manager.

Chris I do flips and have been looking st rentals in CH but have passed on rental deals - just from lack of knowing speed/ability to rent.What was your experience like finding tenants?

This will probably speed up gentrification, as gentrification is more a result of owner occupants than landlords. 

Any good resources to get up to speed?

I can PM some concerns and issues we have run up against recently in order to bring a prospective manager up to speed.

I am passionate about being a resource for newer investors so they can have less speed bumps than I did.

I hope to get up to speed quickly so I contribute back ASAP.I'm a full-time front-end engineer earning a respectable salary at a mature startup that so far seems poised to do well in the next few years. 

It's really easy to listen to a guy that started 2 years ago talk about buying 40 properties and want to jump in full speed.
