As an investor and a broker I have been on both sides.

We have marketed the property through 2 local brokers and in house.

Does anyone know a mortgage broker in the Muskoka area that is good with rental properties and ideally is an investor themselves? 

An independent insurance broker should be able to provide coverage.

Ask your favorite mortgage broker about DSCR loans.I was told by my lender they would base the loan on AirBNB estimates of what my STR would generate, didn't even have to one day of rental on it.

If you don't already know him, connect with Michael Cuevas with Acquire Palm Beach - he's a broker in LW/WPB that does a lot with STRs.

Most Hard money lenders are going to require 20% of cost so if you have that plus reserves then that is by far the best bet.If this Is for real and they are not just trying to get a thousand bird dogs to pay them a 795 up front fee for their inspector they probably pay 100 bucks to drive out and look at and fund very few deals ( like many mortgage scams) .. then these can be pretty nice set ups for you to gain experience and build your resume'I would also hit Mark off line he is a very experienced licensed Broker in that area and one who knows the investor side of the coin

It was extremely hard to get information about properties while owners and brokers seemed a lot more careless and missed basic things.  

@Charlie Brown, I'm not super familiar with your market specifically but I think this strategy works anywhere:- Find a boutique, niche, ideally aging broker/brokerage in your market, and start adding value. 

I'm glad you were able to meet the time/points requirement to qualify for the application as well as pass your broker's exam.
