Items like a stainless fridge with ice/water maker, brushed nickel hardware, always a washer dryer (I can't believe any landlords don't provide this automatically), etc. 

Lets take example 50k rental income for 12 months,property 7k taxes per year,lets say 5k expenses incurred (roof redone, plumbing, cleaner, pest control, washer dryer bought, fridge bought etc - not really sure what qualifies as expense or not)and depreciation is?

New furnace, some A/C work, new washer, new dryer, new stove, new fridge, cracked main stack that we needed to replace a section of, one busted window to replace in the bathroom. 4 new blinds, 2 new ceiling fans, latch on the shed, some roof patching, new gate installed for the backyard, touch-up painting with colormatched paint throughout. 

Before I add someone to the schedule, I prequalify them over the phone, including telling them all of the things that might turn them off (snow removal and lawn care on them, renter's insurance requirement, pet policy, no fridge or washer/dryer provided, etc), and then I ask them to email me the day of the showing to confirm that they'll be there.
