You should have seen the belly laugh.. at the time that county was so poorly run that titles would take on average 90 days to record .. so they had to offer gap insurance which was the first time I learned of this little nugget..

Lay it flat and put a bunch of dowels between them then when it's lined up, start pulling out the dowels to make contact, and roll it down with a heavy roller (or a can of something) to keep it smooth and keep pulling out the dowels as you go.

Or at the least taking professional looking pictures and doing a flat fee listing on MLS, and willing to pay Buyer's agent 3% so you don't eliminate a large part of the market.
