Maybe but I question how many purchases I could have made if I needed the purchase price to be low enough to perform an extract of the purchase costs and the rehab costs.Therefore, I am not surprised that you find it difficult to extract the purchase and rehab costs (I also find this difficult).

As I get more comfortable with real estate and I buy more properties I'll probably leverage up (especially if we get a meaningful recession) and eventually reduce the leverage when I want the cash flow for retirement.

So, now I buy for CF.The challenge with this is the following:While we need some amount of CF to stay through the cycles, you are not going to have meaningful CF unless your basis hits at least 7.5 - 8 cap upon your acquisition.
