I'd say the quality of leads vs other online sources has been and still is pretty good. 

We have SFR, some limited number of townhomes and condos, and large apartment complexes. 4 plexes are pretty rare here except in the older central part of the city.

And when they pay a coach $10,000 to teach them, then they are pretty serious about learning and will accept the advice readily.

I have a short-term in Gilmer County, the government there is pretty laid back from what I've seen, as long as you are not in the downtown area.

Umbrellas are pretty cheap, so I would not try to avoid them.2) This is also a decent option, but I've seen people do 1 house per LLC which seems ridiculous.3) This 1% thing is unlikely to have the benefit you hoped. 

Don't always look at "pretty" homes.
