Warm climate tile throughout or LVPCold climate carpet in bedrooms maybe wood or lvp in hall and lvp or tile in kitchens and baths In between its a toss up It also depend of course on price of house 

To solve the problem when people want to close their bedroom door when they are sleeping we cut one inch off the bottom of the door, install a vent in the wall above the door so air flows into the hallway and we even cut holes in the ceiling and install registers with filter so the warm moist air rising to the ceiling can flow into the attic.

Being that we live in a warm weather climate and high demand, does anybody see an issue with starting a lease in November?

I doubt I would have had a successful first year otherwise.On average after about 100 phone calls a day to a combination of warm leads, SOI, FSBOs, expired listings, etc should get you about 2 appointments.2 buyer appointments should equate to 1 offer.You should take most of the listing appointments you get.

BONUS- we had a nice warm place to stay when the ice storms came through the United States in Feb. 2021.
