People talk, numbers show.2.5x the rent is the norm for qualified applicants. 3x+ is great, 2x is generally denied unless credit history is spectacular and they have no other debt obligations.

If we can show a drop in our income related to coronavirus then maybe we can get them to work that into their numbers and deny us the loan.

@Blake McFarlane if your credit situation doesn't change it would be unlikely you would be denied for a loan that you would be able to qualify for today.

We’ll continue to work closely with our Tenants requiring them to provide proof of unemployment in connection to COVID-19 and will keep offering them Credit Card payment options, other options and ensure they have applied for unemployment and once those... all of those options have been exhausted we will then attempt to work out some type of deferred payment plan for those that have been great tenants.... but let’s be honest... it’ll be much easier for a Tenant to simply walk away and end-lease after the moratorium to avoid bringing their end of the bargain and balance to zero... which is why most LL’s will be wise to it and will deny and avoid future tenants which ‘can’t’ or don’t want to provide their ‘real’ previous landlord’s contact information which will be a barrier to entry for some Tenants moving forward.

In the meantime, if you haven't applied for the EIDL, I highly recommend you do that as well, because as you probably already know, you may qualify for up to $10,000 in grant money even if your loan application is denied.

The reason my loan delayed (generally it takes 7 days in our case it took 18 days) is due to Covid-19/refinance issues for lender and the reason my loan denied is due to change in lending terms for Jumbo Loan they requested 20% down and 15 months of reserve (Lender Estimate is for 15% down and 6 months reserve).

At that point they likely need to apply for a loan modification and many will be denied to low income, unemployment, or other reasons.
