I am currently in the process of building my a new build in Cape Coral FL with them that had an all in cost of about $265, is a 4/3 model, rents estimated at $2300/mo and post construction appraisals are $377k on average for this model.

Hard pass in my mind to pay 3k to be taught how to find wholesalers and lend them Earnest money :)  Just sayin.. that is simply not a business model.

Read anything on Private Equity structures as most syndications follow those models. 

I am putting together a business model to convert a single family home to this type of facility and have an idea of the qualifications to get this running.

Does anybody have any spreadsheets or tools that they'd be willing to share with me around some solid number predictions based on interest rates, occ %, etc. 

My business model in Canada has been 4 months of STR and 8 months of student rentals.
