All the deeds say that, in the event of a default, I can take actual possession of the premises and, once the default is cured, I'd surrender the premises back.

It sounds like it has fatal flaws, and the only cure is to lower the price until it sells.Buyers tour homes looking for all of the reasons NOT to buy a house and all they need is one reason!

We went ahead and hit them with the 5-day notice to pay or vacate on the 13th and will be filing our Summons & Complaint come 2/20/19 if they do not cure all violations.Thanks again for the info.James Howe

They are not MTM tenants and if you want them out they have to agree to break the lease or you have to evict.Post notices for 5/7 day cure or quit.
