I believe the thing that made me question things was due to the fact that when I gave my agent the number I wanted to use in the counter-offer, she tried to convince me to lower my counter...which I found annoying and it infuriated my wife.

A loan will usually be better for you than a note sale.But it also sounds like you really need the cash out, if that is the case and you can't carry the note, hit them with a cash price as a counter offer.
