Almost daily I see properties posted in the BP Marketplace and many other REI platforms with terrible deals and a ton of people asking for additional information or expressing interest to buy, and when you look at the profile of the interested party, it's a new investor trying to accumulate doors quickly regardless of how bad the deal is.I don't blame the scammer alone, I also blame the scammed for investing while uniformed.

With all of the “buy in Ohio for cash-flow” chatter on BP it’s pretty much impossible that not a single investor inquiry would happen if it’s a good deal.So post the deals in the marketplace on BP as well.

Have the seller sign the document certifying how much rent the tenant is behind.

An option could be to require that the dog be certified by a reputable program if below your threshold age (if you were wanting to expand leniency in any way on the policy).

Once you can find a lender that will do it, good luck finding a contractor who is 203k certified.

TSP loan gets tricky, if I remember right you have time limits and I think it's 50k max (again there's time limit to when that number resets).In all honesty your best bet is likely finding a below market place to rent, find something with a landlord who's a person vs a company.
