Ironically it appears that countries that cater to socialists/elitists have better means of wealth preservation once you've "entered their club" and made the wealth, and territories they acquired during their expansion cater to the maximum value per dollar expenditure of the interest held in the countries that acquired them.

NOI" or net operating income is actual collected rents less all expenses (and either actual capital expenditure or capital reserves).Repairs look high, but you've neglected to include a number of other items (legal fees, CPA charges, lost rent, make ready costs, etc), so the bottom line looks about right.Your financing terms (20% down, 4.5% with 25 year amortization) look a little optimistic.

If you're looking to rent out 1 unit & live in the other, you will take different things into consideration compared to renting both units out for profit.If you're renting both units out for profit, make sure you include a repairs/maintainance expense & a reserve amount for capital expenditures.

Obviously the goal is to ensure the rents from the first 2 homes will cover all 3 mortgages.Once that was done I would bank enough of my cash flow to cover expenditures that may arise and then use the excess to pay down the homes 1 by 1.
