I'm curious what the competition is doing - I'm about to start a couple of direct mail campaigns - saturation mailing for a couple of neighborhoods and targeted mailing to absentee landlords.If you haven't tossed the postcard, I'd love to see a scan or cell phone pic of the front/back.

One thing I noticed is that one of the valves seams to tighten to a sure stop whereas the other one just gets indefinitely tight - like the rubber bottomed out on one seat but not the other..The valve body itself may be pitted/worn, preventing a complete seal from forming

I just get pictures from the seller, and then if I am interested and we can workout a number that makes sense, then I’ll just have them scan and email me the signed contract.

I scanned them both (I don't mean "scan" with a scanner, I mean that I scanned down each page with my eyes) and sent letters to every name that even remotely looked familiar and told them that I was now a Realtor and asked for their business and/or referrals.
