@Mike ThompsonWhat do you plan on investing your $90K in and the juice worth the squeeze in terms of increased fees that the custodian will charge compared to the IRA you have now?

So I’m guessing they keep it out of them to juice the cap-rate a little.

I have not made a deal yet but am juiced up and ready to make one!

I own properties (college rentals) in neighborhoods adjacent to UC... that purchase price seems high to make #s work... the $500/mo parking doesn't seem realistic for the area unless you can bake into the rent.... off the top of my head those numbers seem a little tight... unless you can really juice the garage for $. 

You've got a belly full of fire, and that's gonna power you as you begin on this journey. 

You said that his business is belly up.

But just by juicing this one property, and investing the proceeds thoughtfully you can be in a whole different arena compared to your peers in the next ten years (probably sooner).
