As I continue my REI journey my circle of "friends" has begun to shift.

At this early stage (not even begun yet) I want to avoid the pressure/anxiety of having to worry about making any type of rental payments if my LO tenant buyer can't pay.

I have begun assembling a team. 

We start with an hour of networking, then 1 hour or less for the presenter (we have begun to time cap presentations as you will lose people after an hour).

When you can't refinance as soon as you expected.I can guarantee you won't have a great Plan B for all of these disasters, but just the fact that you have considered them and have begun formulating some kind of plan will earn you their respect, and hopefully their business.

I have just begun working my way through the Bigger Pockets podcasts and related reading, and splurged on the Pro membership for the calculator help.

We would have surely come up short, if not for selling half of our stuff at a garage sale.We closed on our new home at the end of March and our new tenants moved in April 15th.Through the grace of God, we made it through all of these hurdles and have begun a slowish climb out of the rat race.

Im currently a full time registered nurse and have a few years worth of professional relationships established with multiple physicians and have begun to look at this as a potential opportunity.

My question is two fold: 1) Who should I have lined up before the deal and who can I wait to find/ reach out to after I have begun the process?
