I just recently started sending a $10-$15 Walmart gift card/per person that cleaned   (usually 2) as a tip, they do a great job and I appreciated them.

Go to Amazon, Walmart, Target, or wherever you shop, and buy a notebook.

You promote the WalMart of landlords.

If you spend just a few hours getting that paycheck, you don't have to demand $20K.Then once you make sure your hourly rate is taken care off, start looking at the quality of your services.You can buy a Walmart handback for a few dollars, or you can buy a designer's handbag for a few thousand... and people will still buy it.If the deal is of serious quality, and you start getting a reputation/brand, you can by all means up your spread, as long of course if it makes sense for the buyer and seller too.

Walmart, 7/11 (convenience stores), and most larger grocery stores to name a few.Another issue, for me personally, is that if they are paying cash, where does that money come from, and are they paying their fair share of taxes on it?

This land sits adjacent to major highway, ongoing construction of a Google facility, newly built Amazon (opened in August) & Walmart fulfillment center, with XPO Logistics a few minutes away. 

My livelihood depends on the rental income from my properties, if we have a shaker and my tenants will quit paying, I'll be working as  a cashier at Walmart!
