I had flipped a lot of houses in Riverside County.

Considering the fact that many of our local experts regularly take their worst performing properties and trade them in for something better is something you too should think about doing.It's my understanding that Mike Cantu recently sold some of his Riverside homes and did a 1031 exchange into a single home in Newport Beach.

Also I looked into Fresno, Bakersfield, and Riverside area and the price looked really promising even after applying 1%&2% rules for quick search through Zillow and Realtor. 

I went to school in Painesville @ Riverside High School.

Lived at Riverside and Royal.

I generally stay away from Springfield 32209.But that's just me.I currently have a 3/2 in riverside with long term tenant in place renting for $800 that I could sell for 65k.That's zip code 32204,way superior to Springfield.No immediate rehab required.PM me if interested.

Guy, I live in Glen Ridge which borders Upper Montclair and it is a "hot" market, if the house is priced right you will be under contract in 3 days.

In Jax alone I see homes that are a diamond in the rough every day, and neighborhoods on the verge of blossoming into true glory (Riverside I'm looking at you).
