Considering the fact that many of our local experts regularly take their worst performing properties and trade them in for something better is something you too should think about doing.It's my understanding that Mike Cantu recently sold some of his Riverside homes and did a 1031 exchange into a single home in Newport Beach.

Also I looked into Fresno, Bakersfield, and Riverside area and the price looked really promising even after applying 1%&2% rules for quick search through Zillow and Realtor.

I generally stay away from Springfield 32209.But that's just me.I currently have a 3/2 in riverside with long term tenant in place renting for $800 that I could sell for 65k.That's zip code 32204,way superior to Springfield.No immediate rehab required.PM me if interested.
