let them leave. peace of mind is better than dealing with them every month. find better tenants

I don't want to go down this rabbit hole, but in the back of my mind I wonder if people might see a possibility and capitalize on it.

The one other thing that comes to my mind is adding an ADU (attached dwelling unit) -  do you have the space to create an additional 400-1000sqft unit on your property? 

One thing that really sticks out in my mind is the financing.

The last thing that comes to mind is learning how to do seller financing and finding a seller that is willing to do that.

I'm working on paying off my primary just for peace of mind (I know, I know it doesn't make financial sense - it's an emotional decision because it's my home)...but I'll probably never pay off any of my 127 rentals.
