However, If your goal is to simply increase bed count, maybe adding bunk beds in one room and keep a king or queen in the others.

Simply put, they want someone local that is going to be responsible for the property.  

I think many folks getting established simply may not have the cash.

This is thinking with your STR hat on.But as VG Jason says, if you think about the property simply as an Asset, then you will want to add another bath...

But might be able to apply.If you are buying a property simply to fix it and sell it then a 1031 exchange is not allowed.

I just simply will not work with a lender that will solicit my client, have no punitive language in regard to if they circumvent our firm or solicit them, and I want nothing to do with the lenders that want to directly face our client throughout the process.

An agent can simply take advatage of a buyer that doesn't have information.
