This was (and still is) very frustrating to me.I found that I actually had to stop being friends with certain people and start making friends who actually want me to succeed.The other factor is your mind.

The most important factor is whether or not this qualifies as their primary residence, which would make them exempt from all taxes on the gain.

I'd say forget crowd funding, besides, I don't think it really fits as a job producing venture like a new factory expected to run for years as is the intent.

People need to understand there's a huge difference between the mobile homes (those with wheels attached, hence the name, and paneled walls) and manufactured homes (built on a permanent foundation, but pre built in a factory setting, with sheet rocked walls, and all the amenities) These days there are multi million dollar homes that are manufactured, and all types of commercial buildings with really high end finishes etc.

Now, I might if we were putting up a toy factory or some venture that had long term employees planned. :)

You did not mention if you have a first home and that might be a factor. I

Another factor is how important is it to them to sell quickly, you are in the best position to decide that.

That is another factor I would look at.
