I have asked for 25 business days from delivery of all docs on a five 4-plex project and the seller won't accept anything under 15.  

Just reference all the tenants, the property address along with the date of termination and send via certified and regular mail or document the delivery if it is in person.  

You'd be doing more research than client delivery.

This is my opportunity to talk about change orders and address potential delays to subcontractor scheduling and material delivery. 

@Christian Garcia I would have to agree with @David Bokman and @Peter Vekselman however it is all in the delivery of the message.

They will accept delivery of packages, etc.

Hi jamel, while i have never walked the streets there i have spent time driving through and around the local area from time to time, you are definitely correct on the good/bad   war/livable areas, seems things are coming up in certain areas i would definitely take time to see with your own eyes the areas you wish to invest especially NJ, its a weird town.. i go to the power plant/recycle center with deliveries sometimes and that part of Newark is a dump. but you go 1 block over its a different world with clean sidewalks and grass .haha  best of luck with your endeavors.

However, my job is to drive all over this part of town making deliveries.

I am just starting to dip my feet in real estate coming from a diverse background from working for a auto salvage yard to a delivery truck driver to a considerable amount of time roughnecking out in the oilfield.

The pool company has 90 days from the last date of delivery to file the lien.
